If You’re Borrowing Through a Company

  • Certificate of Incorporation
  • Most recent Company Bank Statement
  • Director ID & Proof of Address
  • Shareholder Information
  • SPV Structure Diagram (if applicable)

If the Deal Involves Refurbishment or Development

  • Schedule of Works
  • Build or Refurbishment Quotes
  • Planning Permission Docs (if applicable)

Extra Documents (If You Have Them)

These aren’t essential, but can speed things up:

  • Mortgage Offer / DIP from another lender
  • Recent Valuation Report
  • Heads of Terms / Memorandum of Sale
  • Broker Summary (if you’re introduced via a broker)
