What type of loans do you offer?

We provide short-term bridging loans secured against UK property. These include:

Do you offer regulated loans for homeowners?

No — Unico Bridging Finance provides non-regulated bridging loans only. We do not lend on owner-occupied residential properties.

What’s your minimum and maximum loan size?

We lend from £50,000 up to £2,000,000+, depending on the asset and structure of the deal.

How quickly can you issue terms?

We can issue indicative terms within hours and formal offers within 48 hours, subject to valuation and legal readiness.

How long does it take to complete a loan?

Most loans complete in 7–21 days, and we work to meet 28-day auction deadlines.

Can you use dual-representation solicitors?

Yes — we can recommend law firms offering dual-rep services to speed up the legal process and reduce costs.

💰 Rates & Fees

What interest rate do you charge?

We charge 2.00% per month, interest paid monthly.

What are your arrangement and exit fees?

We charge a 1% arrangement fee (added to the loan) and a 1% exit fee payable when you repay the loan.

Are there any early repayment penalties?

No — we do not charge early repayment fees. Interest is charged only for the time the loan is active.

What type of properties do you lend against?

We secure loans against:

We do not lend against land, development sites, or owner-occupied homes.

Do you require a personal guarantee?

Yes — we typically require a personal guarantee from the borrower or company director.

Do you carry out credit checks?

No — we lend based on the value of the property, not your credit score. That’s why we say:

Your asset is your approval.

Will you lend on properties that need work or are unmortgageable?

Yes — we regularly lend on properties that are:
  • In need of refurbishment
  • Structurally sound but unmortgageable
  • Mid-conversion or non-income generating
